
APEX, Tribeca in Camden, London (also known as Plot A) has achieved a final BREEAM rating of Excellent.
APEX is a 10,000m2 building containing mixed use “lab-ready” offices and ground floor retail. It’s part of the wider Tribeca site containing Plots B and C, which comprise “lab-ready” offices, retail and residential units. These latter sites are aiming to achieve a BREEAM Outstanding rating in 2026.
The original Energy Strategy, developed prior to KJ Tait's involvement, relied heavily upon natural gas and CHP. KJ Tait developed an alternative strategy that took advantage of the decarbonisation of the electricity supply network and improved the impact on local air quality by reducing local emissions. The scheme also had to comply with Publication London Plan (2020) requirements for new developments.
Following the Energy Hierarchy of Be Lean, Be Clean and Be Green stipulated in the London Plan, the following measures were implemented:
This combination of high-performance fabric engineering, low energy services and the use of air source heat pumps allowed the building to reduce it carbon emission by an estimated 37% of non-domestic regulated CO2 emissions compared to Part L 2013 compliance (SAP10 Carbon Factors). This exceeded the Publication London Plan policy of at least 35% reduction.
The BREEAM Assessment gained full marks for its excellent Transport links and the design teams desire to reduce Water usage. The enhancement of Ecology also scores very highly with 90% achieved of the available credits. The careful detail to design also allowed the BREEAM Energy, Health & Wellbeing and Pollution sections to score highly (all approximately 70%), allowing the building to achieve a score of 75%.
