We successfully delivered a BREEAM Bespoke Outstanding rating for 42 Wigmore Street, London, transforming an existing office building into a high-performance, future-ready workplace. The refurbishment was complemented by the addition of a new top storey, achieved through a coordinated approach to passive design, energy efficiency and renewable technologies.
By retaining the existing structural frame, façade and floor plates, the project significantly reduced embodied carbon while maximising whole-life performance and aligning with circular economy principles. The careful enhancement of the building envelope preserved its Georgian character while delivering marked improvements in thermal performance, natural daylight and occupier amenities, including high-quality end-of-trip facilities.
Targeted, cost-effective upgrades across all floors — including heating and cooling systems, lighting and acoustic performance — have created a comfortable, efficient and wellbeing-focused environment for occupants. Combined with its prime location and excellent transport links, the scheme sets a benchmark for sustainable urban refurbishment at the highest BREEAM standard.
