Fredericks Place, London

Date

After recently completing the Whittington Building (4A Frederick’s Place), we have now completed the townhouse refurbishment at 4 Frederick's Place for The Mercers' Company.

Frederick's Place is in the centre of the City of London, adjacent to the Bank of England and the Guildhall.

The Grade II listed building, erected in 1745, has been carefully restored and enhanced with traditional lath and lime plaster, retained timber joists and timber stairwell framing and traditional timber joinery details.   In addition, the upper floors have a stairwell and cupola designed by Sir John Soane which had to be supported and refurbished.

It is a single-let property and provides offices, meeting spaces, end-of-trip facilities and residential accommodation on the top floors.  Due to the complex uses of the building, a fire misting system is installed to ensure life safety in both the commercial and residential parts of the building.

There were many restrictions in coordinating the services and creating a plant room however, we managed to upgrade the fabric where possible with new timber windows and roof insulation.  Coupled with VRF AC systems and electric hot water, the building services design coordinated well with the architectural design and achieved an energy efficient target (EPC B).

The photos from the PC inspection day are as shown. Thank you to the internal and external teams for all their hard work.

This should bring to a close our decade of work at Frederick’s Place but we are hoping to be involved in the 3,000m2 Cat B fit-out at 4A Fredericks Place due to start in September.
