Transforming heritage into modern student living

KJ Tait delivered the MEP design for the refurbishment of Merchant City House, a Category B listed building in Glasgow city centre, creating 34 contemporary studio apartments while preserving its historic character.

The project introduced fully electric kitchens, upgraded building fabric and new life safety systems — all without increasing the building’s incoming electrical capacity.

Through smart coordination and innovative engineering, KJ Tait helped overcome complex electrical, fire safety and heritage constraints to deliver modern, safe and efficient student accommodation.
