NABERS UK

What Is NABERS UK?

NABERS UK is an operational rating scheme for existing office buildings.  It was adapted from the successful Australian model by the Better Buildings Partnership and is administered in the UK by CIBSE.

At KJ Tait, we are accredited to carry out assessments, helping clients measure and improve their buildings’ operational energy performance.

How It Works

The scheme measures a building’s in-use energy consumption and benchmarks it against net lettable area and hours of occupation.  The scheme awards up to six stars, providing a clear and trusted measure of energy efficiency.

Our accredited assessors can:

  • Produce and lodge NABERS ratings for existing office buildings
  • Provide expert advice on improving your rating

Types of NABERS UK Ratings

There are three types of ratings:

  • Whole Building – Includes all tenant and common services energy use
  • Tenancy – Covers energy used within a tenancy for lighting and small power
  • Base Building – Focuses on central services like heating, cooling, and lighting (excluding tenant usage).  This is also the basis for Design for Performance modelling for new builds and major refurbishments.

Why Choose NABERS UK?

Each rating is valid for 12 months.  After assessment, we provide recommendations to improve your rating through:

  • Additional metering
  • Operational adjustments
  • Capital investment in efficient plant and equipment

By adopting NABERS UK, you can reduce energy costs, improve sustainability credentials, and attract high-quality tenants.
