EPC 

KJ Tait are accredited to register commercial Energy Performance Certificates (EPCs) for buildings in England, Scotland and Wales.  When carrying out EPC assessments, our energy modellers use level 5 dynamic simulation software, IES VE.

Each EPC lodged, is valid for 10 years from date of lodgement.  When we survey a building, our team of experienced assessor will review all aspects of the building to ensure the best EPC rating possible is achieved.

At KJ Tait, our EPC team offers a market-leading service. We are building services engineers, so we are experienced in investigating methods to improve the EPC rating at no cost to our Clients. This could be from reviewing design information in greater detail to avoid the use of default data that can lower EPC ratings.

The EPC process involves our engineers visiting the building to gather the following information:

  • Full review of O&M manuals
  • Walk round of plant rooms and roof, noting ratings of plant
  • Walk round of tenant and common parts, noting on floor systems and layout of spaces
  • Review of the building fabric

Once the site visit is complete, we build our IES VE energy model of the building and simulate our baseline model. If we feel that there is scope for improvement, we will engage with stakeholders to gather further information, such as tenants' lighting designs that may not be part of the base build O&Ms.

After a thorough review, our assessors will lodge the EPC on the central register; the central registers for England, Wales and Scotland are as follows:

An EPC is generally required when building floors are being leased, or the building is sold.  However, some buildings, such as temporary structures and places of worship, are exempt.
