BREEAM Assessors

We have in-house BREEAM Assessors and Engineers with BREEAM Accredited Professional (AP) status. We provide assessments in all sectors as well as Pre-Assessments and Planning Assessments.

BREEAM Assessments complement our expertise in low-energy design and guidance on environmental and wellbeing initiatives. They can also become a mechanism for setting company environmental standards.

Our BREEAM Assessors provide specialist advice on building projects from inception and closely monitor progress from the design stage to post-construction. 

We work closely with the Design Team, Client, and Contractor to help achieve the required rating. Close collaboration and key workshops help achieve this goal. Such an approach has helped us and our Clients achieve BREEAM Excellent and Outstanding-rated buildings throughout the UK.

Our BREEAM Accreditations

We are approved BREEAM Assessors with the BRE.  We carry out BREEAM assessments on projects throughout the UK.  We assess new, refurbished and existing buildings.   We provide pre, full and planning assessments.   

How We Work on BREEAM Projects

We work as part of the Design Team, Client and Contractor to achieve the required rating.  Our team set up workshops, attend and review design team meeting minutes, and develop trackers to review credits to maximise ratings.  Our approach helps to reduce risk of not achieving a rating and provides cost certainty.

When is BREEAM Required?

A BREEAM assessment may be needed on a project for following reasons:

  • Planning: it is common for councils to request a certain level of award.
  • Investment fund: the investment fund a building is part of may require an assessment as part of an ESG strategy
  • Client requirements: the client may require an assessment as part of an ESG strategy

Types of BREEAM Assessment

The following BREEAM assessments for buildings are carried out in the UK by us.

  • BREEAM New Construction: The latest version for new buildings is the Version 6 manual. Any new construction project must be assessed using this.  There is an updated Version 7 that should be in force in 2025.
  • BREEAM Refurbishment and Fit-Out: The 2014 manual is for assessments on buildings completing upgrade works.
  • BREEAM In-Use:  In-Use Version 6 is used for building owners who want to certify their existing building.

What are BREEAM Credits?

Assessments are made of themed modules that contain credits to be achieved.  For new construction and refurbishment assessments, the following modules are assessed.

  • Management
  • Health & Wellbeing
  • Energy
  • Transport
  • Water
  • Materials
  • Waste
  • Land Use & Ecology
  • Pollution

Each module contains a subset of themes with credits available for each one. 

How to Achieve BREEAM Outstanding?

To be awarded Outstanding, a project must score 85% or more of available credits.  The following scoring system is in place:

Pass

≥45%

Good

≥55%

Very Good

≥70%

Excellent

≥85%

Outstanding

BREEAM in Use

Existing building assessments, BREEAM in Use, looks at how a building is operating. 

it is divided into three parts:

  • Part 1 Asset: assessment of the performance of a building based on its built form, construction, and services.
  • Part 2 Building Management: assessment of management policy and energy consumption.
  • Part 3 Occupier Management: assessment of the understanding of management policies by occupants
