KJ Tait are appointed to Oxygen Asset Management for the MEP services design for the office refurbishment of 120 The Broadway, Wimbledon.
The building comprises circa. 5,000 sqm of office and ancillary accommodation above a Sainsbury’s supermarket and is located within the central area of Wimbledon Town Centre. The brief is to bring the building up to current technical standards and improve the quality of accommodation and the amenity value of the commercial space.
As part of the planning approval for the project, the building must achieve a Very Good rating under the BREEAM Refurbishment & Fit Out 2014 assessment.
We carried out full Average Daylight Factor (ADF) calculations for the existing and extended office floor plates to meet the criteria defined under the HEA1 Visual Comfort credit.
Working closely with 5Plus Architects we were able to influence the floor plate design and glazing provision to ensure the average daylight factor targets were achieved.
