KJ Tait have been appointed by Workman to provide facilities and energy management services at the newly completed 4 Angel Square in Manchester. The building boasts a fully decarbonised heating system using a 4-pipe heat pump system to provide heating, cooling and domestic hot water alongside energy efficient ventilation/lighting and a large PV array.
The building has a NABERS Target Rating of 5 stars which was modelled at the technical design stage. KJ Tait have assumed responsibility for ensuring that this rating can be achieved through the completion of monthly in-use energy reporting. To understand whether the building is on target to achieve the rating, each month the modelled energy consumption will be replaced with actual billed information to create a ‘Dynamic NABERS Rating’ within our energy dashboard for the building. The dashboard displays other vital statistics such as energy produced from the PV against what was modelled.
We have the full set of operational and maintenance manuals which enables us to fully understand the operations of the building. If then going forward the monthly energy consumption is different from what has been modelled, we can remotely access and review the BMS to determine what is affecting the energy performance. This could for example highlight setpoint changes which differ from the design intent and ultimately affect energy performance allowing us to then rectify the issue.
At the completion of at least 75% occupation for one year, KJ Tait will conduct the NABERS In-Use certification. This approach should ensure that any issues with achieving the Target Rating are identified as soon as possible and rectified.
