KJ Tait supported The Howard de Walden Estate in securing a NABERS UK Design Reviewed Target Rating of 4.5 Stars for the refurbishment of 76–78 Portland Place. Our work provided energy modelling assurances that the building’s upgraded systems would deliver high quality base building energy performance once in operation.
As the appointed NABERS Design for Performance (DfP) simulator, we carried out energy modelling using IES VE to represent the refurbished HVAC systems, enhanced facade performance, upgraded lighting and the new PV array. The modelling followed the formal NABERS DfP methodology and included Off‑Axis scenarios to test how realistic variations in occupancy, ventilation strategy, fan operation and weather could influence energy consumption. This process confirmed a 4.5 Star target rating supported by a strong modelling margin, ensuring the design could tolerate operational variability.
We delivered a NABERS aligned metering strategy and a live performance dashboard. Now the building is in operation, our Team are conducting monthly operational energy reporting that directly compares actual metered energy consumption with the modelled DfP prediction. This enables for quick identification of issues such as overnight plant operation, metering faults or changes in occupancy patterns. This monitoring is contributing to keeping the building firmly on track for its first year certified rating.
This approach ensures that The Howard de Walden Estate can demonstrate credible, measurable energy performance throughout the building’s first year of operation and beyond.
