Oceana House, Southampton: Delivering on the pathway to EPC A

Oceana House, located in Southampton's Central Business District, began its journey with an EPC 'B' Pathway study led by our Sustainability Team at KJ Tait. We assessed cost effective and practical upgrades to lay the groundwork for the extensive improvements required.

 

Initial EPC Assessment: We started with a baseline model that found the building was rated as a 'C'.

 

Developing the Pathway: Our team considered the age and condition of the boilers, chiller and AHUs and provided an upgrade path to maximise the EPC rating.

 

Boiler and Chiller Removal: We managed the removal of outdated gas boilers and chillers.

 

VRF System Installation: We designed a Variable Refrigerant Flow (VRF) system for efficient heating and cooling.

 

New Packaged AHU: We designed a new packaged Air Handling Unit (AHU) which was installed where the chiller was located. The previous supply and extract units were located on different areas of the roof with no heat recovery.

 

Solar Power: Our design and sustainability teams worked together to design and manage the installation of a 28kW PV array on the building's roof.

 

Collaboration and Success: This project showcased our commitment to working across the company's departments and with the Client and Contractor to deliver a much-improved building.

 

Outcome: Oceana House now proudly holds an 'A' rated EPC.
