At KJ Tait, we are committed to leading the way in sustainable building design.  As part of this commitment, we use the Building Research Establishment Environmental Assessment Method (BREEAM) to assess and improve the environmental performance of buildings.  With the launch of BREEAM Version 7, we are preparing to implement the latest standards across our projects.

This new version introduces major updates that reflect the evolving priorities of the built environment.  It supports net-zero goals, enhances biodiversity, and improves consistency across different BREEAM schemes.

 


What Is BREEAM?

 

BREEAM is the UK’s leading sustainability assessment method for buildings, infrastructure, and masterplanning.  Since its introduction in 1990, it has helped shape greener, healthier, and more efficient developments.

 

The framework evaluates buildings across key categories:

  • Energy
  • Health and Wellbeing
  • Pollution
  • Transport
  • Materials
  • Waste
  • Water
  • Ecology
  • Management

Over the years, BREEAM has evolved to meet new environmental challenges and align with global sustainability targets.

 


What’s New in BREEAM Version 7?

 

BREEAM Version 7 introduces several important changes that will influence how buildings are designed, assessed, and operated.

 

Biodiversity Net Gain (BNG)

With new legislation in England, BREEAM V7 includes credits that support Biodiversity Net Gain. Projects must now go beyond minimising harm and actively improve local biodiversity. This ensures developments contribute positively to the natural environment.

 

Whole Life Carbon Assessment

BREEAM V7 places greater emphasis on whole life carbon. It considers both embodied and operational emissions, offering a complete view of a building’s carbon footprint. This approach supports the transition to net-zero carbon buildings and encourages low-carbon design from the outset.

 

Updated Energy Credits

Energy credits have been revised to reflect current decarbonisation strategies. There is now a stronger focus on operational energy performance. Early-stage analysis and optioneering are rewarded, helping design teams make informed decisions that reduce energy use and emissions.

 

Flexible Demand Response and Controls

A new weighted point system has been introduced for HVAC controls, electric plant, battery storage, and EV charging infrastructure. This encourages buildings to respond dynamically to energy demand and supports grid flexibility.

 

Consistency Across Schemes

BREEAM Version 7 improves consistency across its schemes, including New Construction, Refurbishment, Fit-Out, and In-Use. This makes it easier to compare carbon performance across different building types and lifecycle stages.

 

Enhanced Focus on Performance

The new version shifts attention from design processes to actual building performance. Post-occupancy evaluations and ongoing monitoring are now more rigorous. This ensures buildings deliver on their sustainability promises and perform as intended.

 


Alignment with the EU Taxonomy

 

One of the most significant developments in BREEAM Version 7 is its enhanced alignment with the EU Taxonomy for sustainable activities. The EU Taxonomy is a classification system that defines what constitutes an environmentally sustainable economic activity. It is central to the European Green Deal and underpins sustainable finance regulations across the EU and UK.

 

BREEAM V7 supports alignment with the Taxonomy’s six environmental objectives, including:

  • Climate change mitigation
  • Climate change adaptation
  • Sustainable use of water and marine resources
  • Transition to a circular economy
  • Pollution prevention and control
  • Protection of biodiversity and ecosystems

For clients with ESG reporting obligations or those seeking green finance, this alignment makes BREEAM a powerful tool for demonstrating compliance and unlocking investment.

 


 

When Does BREEAM Version 7 Start?

 

BREEAM Version 7 for New Construction will come into effect on 30th September 2025.  New registrations under BREEAM 2018/V6 will close on 27th January 2026.   Other schemes, including Refurbishment and Fit-Out, will follow over the next year.  This phased rollout gives design teams time to adapt and align their strategies with the new requirements.
