KJ Tait were appointed by Reef Group to design a mixed use development located adjacent to the Regents Canal in Camden.
The commercial buildings have been designed flexibly to enable Laboratory or Office use. The full development will create in excess of 400,000 ft2 of laboratory space when completed.
The original Planning Consent scheme was based on office use. Laboratory use has significantly greater MEP plant requirements compared to office use including more plant space, larger risers, larger services distribution zones and increased utility capacity.
The design is speculative and the Tenants are unknown. Laboratory Tenants typically have specific requirements and furthermore, the requirements of Laboratory Tenants within central London were unknown. The challenge was therefore to design a flexible strategy within the constraints of the existing Planning Consent.
We carried out a detailed analysis of the originally proposed scheme and identified elements that needed to be altered to accommodate laboratory use.
