We have completed our first NABERS In-Use assessment of a multi-tenanted office in Salford. The building is served via a fan coil system with gas boilers providing heating, and a chiller providing cooling. The Client provided the Lease Agreements, utility billing and sub-meter readings.
A Tenant Occupation Survey was conducted to better understand the running times of the central plant, this helped to improve the overall rating by 0.5 stars by moving away from the default NABERS occupation times.
The building was assessed to be a 2.5 Star Rated NABERS Building. We have provided the Client with in depth recommendations for improving the NABERS Rating for their consideration. These recommendations include upgrading the air handling units so that the heat recovery can be bypassed in the summer months and replacing the boilers with a lower carbon alternative.
