This is a new build warehouse with office block and a total development area of 290,000ft2. The warehouse height is 18m to the haunch and the office block comprises two storeys and roof garden.

 

The development includes a hub building for warehouse and lorry staff, a large lorry yard, a manned gatehouse and an external MUGA pitch. The warehouse was provided as a shell and core and the offices and hub building were fitted out to CAT A.

 

The gatehouse is designed as a fully functioning control facility.

The project achieved an EPC A rating, is BREEAM Outstanding and a net zero carbon development.

 

There are extensive PV cells on the roof and 28 EV charging points with containment for more.

 

An enhanced power supply of 2.5MVA was provided to give flexibility of Tenants.

 

We also conducted a study for the introduction of on-site batteries to support the Client’s Net Zero Carbon objectives.
