1-8 St Andrew Square is a prime central development occupying the entire north elevation of St Andrew Square in the heart of Edinburgh.  The development over seven storeys comprises offices, retail space and luxury flats.  The development was carried out for Standard Life Investments at a total contract cost of in excess of £40M.

 

1-2 St Andrew Square comprises basement, ground mezzanine, existing public house, restaurant, and 1,500m2 of Grade A speculative offices to the upper four floors at a cost of £3M.  These offices were fully refurbished to provide “warehouse style” exposed services.

 

The existing façade has been retained, however frameless secondary glazing has been installed to improve the fabric performance.  The existing facade has also been retained at 3 St Andrew Square and the building has undergone a comprehensive refurbishment to create ground floor restaurant space and includes five luxury apartments.

 

6-8 St Andrew Square is a new build project providing Grade A offices, and 6 No retail/restaurant units.  abrdn occupy the 10,500m² of office space as their Head Office.

 

The development includes a basement car park.

The development utilises sustainable features such as a sedum roof and a rainwater harvesting system for water conservation.

 

The scheme includes 8 bars and restaurant units and a large retail unit located on the basement to first floors. The scheme was designed to fully integrate the restaurant services including kitchen extract and general ventilation systems.  We designed an open gantry arrangement to accommodate kitchen ventilation and cooling plant for the restaurants.  This was designed to cater for future changes.
