A residential development on the south side of St Andrew Square which formed part of a mixed use development including offices, restaurants and retail units.

 

A listed building with the façade retained, it incorporated five luxury apartments with a total floor area of 2,300m2 including a duplex penthouse. The developer, Standard Life Investments, retained ownership of the development and rents out the apartments fully furnished.

Opportunities to improve the fabric of the building were limited due to the building being listed. Frameless secondary glazing was installed to improve the fabric performance and comfort within the space. Electric heating was installed to support the Client decarbonisation strategy.

 

The building is part of a larger mixed use development covering the whole South side of St Andrew Square. This required sprinklers to be installed on all floors.

 

There were coordination complications due to the basement, ground and first floors of the building and adjacent buildings being restaurants. A kitchen extract strategy was developed which ensured kitchen fumes were not introduced into the apartments. Wind studies were conducted to prove this strategy.
