
30 Semple Street attained an impressive score of 93.2%, which, according to BRE published records, delivered the following achievements:
Developed by Corran Properties Limited on behalf of CBRE Investment Management and completed in early 2025, 30 Semple Street is already 60% let, with only 25,000 sq ft currently available.
The building utilises cutting edge energy efficient systems, including HVRF linked to integrated openable windows and a PV array. The base design retained the majority of the existing frame to significantly reduce the whole life carbon impact. In addition to the retained frame, two fully glazed floors were added to provide panoramic views across the Edinburgh skyline.
As well as the OUTSTANDING BREEAM rating, the building has also gained other accreditations such as NABERS 5*, “Platinum” scores for Air-Rated and Active Score and an EPC “A”, and the building is designed to achieve net zero carbon operation status in accordance with the UK Green Building Council’s framework definition.
This achievement reflects a true step forward in sustainable office design in Scotland. Well done to all involved.
