KJ Tait are currently working to the NABERS Design for Performance framework for the refurbishment of 42 Wigmore Street in London. The primary work will involve the reconfiguration of the internal zoning to allow for more natural light along with the installation of new building services. At Stage 3, a thermal study of the existing fabric was conducted to better understand the U-values with a view to improving these further so that the NABERS Rating for the building can be maximised.
The building will adopt VRF air conditioning with the external condensing units located on the buildings roof. Fresh air will be provided by a packaged AHU, however the windows will be used in a mixed mode operation with sensors to switch off perimeter units when windows are open.
It is expected that the building will achieve in the region of 4.5 NABERS Stars out of 6 once in operation.
