Exchange Place

Developed by Scottish Widows Investment Partnership, Exchange Place comprises three distinct and separate office buildings totalling some 277,000 ft² gross of Grade A accommodation within Edinburgh Exchange business district. A common basement level of car parking, plantrooms and service areas supports a podium.

Exchange Place 1 is located on the Fountainbridge–Semple Street corner and the gross floor area totals 155,000ft² over seven floors. The building is fully air conditioned using a four-pipe fan coil unit system and high-efficiency plant was selected to minimise energy consumption. The building achieved BREEAM Very Good.

Exchange Place 2 is located on the Semple Street elevation with gross floor area of 77,000 ft² over seven floors. The MEP specification is similar to Exchange Place 1 and again the building achieved BREEAM Very Good.

Exchange Place 3 is concave, sitting in-board off the main streets and framing the common courtyard. Gross floor area totals 40,000 ft² over four floors. The building is naturally ventilated using opening windows. The building achieved BREEAM Excellent.

The development is now almost fully tenanted, with fit-outs undertaken by KJ Tait Engineers, including Scott Moncrieff, Hymans Robertson, BlackRock, and i2.
