In readiness for sale, KJ Tait Engineers were instructed by Aberdeen Standard Investments to provide EPCs for the 115,000m2 Thistles Shopping Centre in Stirling. EPC legislation states that an EPC must reflect the transaction, therefore the Landlord areas and all the tenanted shop units must be included within the EPC assessment. The EPCs were modelled using Level 5 Dynamic Simulation Software, IES VE 2018.
As well as the centre-wide EPCs, Aberdeen Standard Investments requested that EPCs were lodged for each of the shop units. In all, a total of 87 EPCs were lodged for this project.
Due to both the age and limited fit-out information for some of the tenanted areas, some EPCs failed Section 63 legislation where they did not meet the minimum standard of the 2002 Building Regulations. As part of the Section 63 legislation, the following ‘Alternative Improvement’ measures were agreed with the Landlord:
Once these measures have been implemented, all EPCs should pass Section 63 legislation the next time the buildings are assessed.
