6 Duke Street St James’s is a £5M CAT A office refurbishment undertaken for Aberdeen Standard Investments. Located at the southern end of Duke Street close to St James’s Square, the building offers premium quality office space with a newly designed reception, new cycle parking, shower facilities and roof terrace.
KJT Engineers were appointed to carry out M&E duties up to stage 4a and subsequent monitoring duties on behalf of the Client. All office floors have been refurbished to a high standard through 3 separate phases, adopting VRF heating / cooling and high efficiency LED lighting. Despite the traditional nature of the building all office spaces are fully BCO compliant offering fit-out flexibility and external space for future Tenant plant.
The reception space was enlarged and completely refreshed to create a more contemporary and inviting entrance to the building. This featured specialist lighting and concealed services to complement the architectural finishes. This work was coordinated carefully in order that the building could remain in operation throughout. The neighbouring retail areas were also adjusted to facilitate this work.
In conjunction with the original design team KJ Tait have also been instructed to develop proposals for an exciting new roof terrace which will be offered as part of the newly refurbished 6th floor office space. This has recently been awarded planning permission and will boast fantastic 360° views of London. The work will involve the relocation of all roof mounted heating equipment whilst the building is fully occupied
