KJ Tait Engineers were commissioned to provide design consultancy services for the fit-out of the first floor of 1 St Andrews Square, the new Head Office for Ediston.
The building is located on the south side of St Andrew Square in Edinburgh and was developed by Standard Life Investments (now Aberdeen Standard Investments) in 2017. The base build scheme was a de-furbished warehouse style space with exposed services. By the end of June 2018, the program and project costs had been established and work commenced on site in July 2018. Practical Completion was given at the beginning of September the same year.
The servicing strategy largely retained the base-build services, heating, cooling, ventilation and lighting installations, designed for an occupancy ratio of 1 person per 10m², and ventilation at 12 l/s per person, with the base build air handling plant incorporating efficient heat recovery. Lighting was added to cellular spaces including meeting rooms to enhance the visual appearance.
Heating and cooling to the offices retained the high efficiency heat recovery VRV system with existing controls and temperature sensors relocated to ensure individual control for all cellular spaces was provided.
The new office had to support an estimated headcount of 30 staff and office workstations were positioned in the best location for natural light overlooking St Andrew Square. A key objective of the Strategic Brief was to ensure the office encouraged movement and enabled people to work away from the desk, in a variety of settings. This was achieved by planning the prime social space at the centre of the floor, at the bottom of the building’s lightwell.
The open plan office areas retained the base build high efficiency LED lighting installed throughout. This comprised suspended linear fittings with direct and indirect lighting components. The fit-out works included customising the lighting control to suit the new layouts and include daylight dimming.
