KJ Tait Engineers was appointed for MEP engineering services and BREEAM consultancy for the £4.35 m refurbishment of Phoenix House in Reading.

The six-storey 51,000ft² office building, adjacent to Reading Station, was comprehensively refurbished with all MEP plant and equipment replaced. A new double-height reception was created along with additional floor area at each level, including removal of one passenger lift supported by KJ Tait Engineers’ detailed lift-traffic analysis. The proximity of the railway introduced issues with rooftop access for plant replacement which were overcome through careful design and programming.

Full VRF air conditioning is provided and the development achieved BREEAM Very Good.
